FJR Commercial Real Estate acquires 200+ property Southern Indiana portfolio

FJR Commercial Real Estate, founded by Brian Forrest and Breck Jones, has acquired a large real estate portfolio previously owned by Jesse Ballew Enterprises. The transaction closed in late December.

The acquisition includes more than 200+ properties across Southern Indiana, consisting of commercial assets spanning retail, office, and industrial uses, single-family houses and vacant lots. Jesse Ballew Enterprises has been active in the region for more than 60 years.

One of the properties is 27 acres of land at the corner of HWY 62 and HWY 3 (Market Street) that includes the notable Indiana Army Ammunition Plant's Administration Building 703.

"The space holds great history for the city," said Mayor Treva Hodges. "It's a monument to the sacrifice that Charlestown made as a city to help win the war."

The space was purchased by Ballew in 2006, but there has been little change in the property in the 20 years. FJR's portfolio includes renovating and operating the Quartermaster Station in Jeffersonville and Colonial Manor Shopping Center in New Albany.

“This portfolio reflects decades of thoughtful ownership and investment,” Forrest said. “We have long respected the work Jesse Ballew and Stan Richards have done throughout Southern Indiana. Our focus now is to build on that foundation by strengthening occupancy, selectively developing certain parcels and continuing to work closely with local governments and communities.”

Mayor Hodges said she's excited about the revitalization of the property after meeting with Forrest. While they discussed ideas, it's early in the development process to confirm plans for the newly acquired properties.

"Anytime a developer walks through our door and one of their first questions is, 'What do the residents of Charlestown want to see?' I know we've hit a jackpot with that developer."

The acquisition also included the commercial property at 1103-1109 Market Street.
